Summary

On December 15, Alderman Brian Hopkins of the 2nd Ward will host a virtual meeting to update residents on the mixed‑use development at 1120‑30 N State St, following a 2021 zoning change that allowed construction. Convexity Properties, the new owner, plans a smaller mixed‑use project for the site, replacing the vacant retail space. The meeting is part of ongoing efforts to revitalize the Gold Coast and address community concerns about the long‑vacant property.

Neighborhood Notice: Virtual Community Update Regarding 1120-30 N State St / 11 W Elm St

Dear Neighbors,

I am co-hosting a virtual meeting with the Gold Coast Neighbors Association to provide an update to plans for the property located at 1120-30 N State St. The site is currently home to Lou Malnati’s and a vacant 2-story retail space that was most recently occupied by Barnes and Noble.

In August 2021, I supported a zoning change allowing for the construction of a new mixed-use building at the subject property, then owned by local developer Newcastle Investors. The property was recently purchased by Convexity Properties, which is also the owner and operator of the adjacent Viceroy Hotel property. Convexity is planning to proceed with a mixed-use construction project similar but smaller to the one approved in 2021.

Many nearby residents have contacted my office over the last few years inquiring about the latest on the previously approved project. I am pleased that there is now progress toward important economic development for the Gold Coast at this underutilized site, much of which has been a vacant eyesore for far too long. At my request, Convexity has agreed to provide this informational update to the community.

The meeting will take place on Monday, December 15th, at 6:00 pm. Please click here to register. Should you have any issues registering for the meeting, please contact my office at [email protected].

Sincerely,

Alderman Brian Hopkins
2nd Ward
