Dear 33rd Ward Community, |
|
|
This week, I was honored to be invited to Springfield to speak on the dangers of AI-driven, rent-setting programs like RealPage. While these AI programs are not the source of the housing crisis in IL, we know they could intensify rental pressures and weaken competition in an already strained market.

I am looking forward to next steps around this important policy work, and am grateful to my colleagues Senator Guzmán and State Representative Lilian Jiménez for their leadership on this issue at the state level. Last summer, I hosted a subject matter hearing on rent algorithm softwares like RealPage in the Chicago City Council Committee on Housing and Real Estate. You can learn more about the impacts to housing in Chicago from watching our presentation at that hearing by clicking here and starting the video at the 3 hours and 20 minutes mark.
At its core, this technology facilitates what is effectively price-fixing collusion across the rental market. By using subscription-based software and vacancy analysis services, landlords are no longer acting as independent competitors. Instead, they are participating in a digital cartel that forces both rental prices and vacancy rates to increase.
The human cost of this algorithmic price-fixing is dire and widespread: Artificially Inflated Rents Reduced Housing Affordability Loss of Bargaining Power Increased Corporate Profits at Public Expense
Cities such as San Francisco, Philadelphia, Minneapolis, and Jersey City have already recognized this harm and taken steps to regulate or ban these practices. If Chicago has enough reason to worry, Illinois has enough reason to act and I will join my colleagues in City Hall and Springfield to protect our residents from this AI-driven price gouging.

Two Neighbors in Need

Lulu Paulin, is currently in the hospitalized, battling liver cirrhosis. Her condition is serious, and she will need a liver transplant to have a chance at survival. Her family is organizing a GoFundMe to help pay for her medical expenses and we encourage our community members to come together for Mrs Paulin.

Oleish Abdullah and his son, Abdulrahim, are at risk of eviction. Abdulrahim’s father is in hospice care and cannot withstand a move given the extensive medical equipment he needs to stay alive. We've been negotiating with the landlord, but he will not extend a lease without the back rent and attorney fees fully paid for. BSTA is helping coordinate a GoFundMe to provide assistance. |

Free Eviction Sealing Event with LCBHApril 13, 2026 - Register here by March 30, 2026
In Illinois, eviction filings remain on a renter's credit record for seven years regardless of outcome, oftentimes, locking families out of safe and stable future housing!
That's why LCBH is teaming up with DePaul University College of Law Pro Bono & Community Service Initiative and DePaul University College of Law Center for Public Interest Law to host a FREE community legal clinic where law students and pro bono attorneys will help eligible renters look up old evictions and write a motion to seal, or erase, it from their rental record.
If you know someone who would benefit from this free service, please share our registration form using the link below. You can also find sample social media and newsletter copy, promotional graphics, and FAQs here.
Registrants must complete the form for each eviction record they would like to seal by March 30th, 2026, to secure their spot. Space is limited! |
|
Please note: This clinic is for tenants who have a previous eviction(s) on their rental/credit record. If they have an active eviction case, visit cookcountylegalaid.org or call (855) 956-5763 to get help. |
